BUILDING 4
Miami Midway Park is a four-building industrial campus coming soon to South Florida. Located at NW 97th Avenue and NW 170th Street, Miami Midway Park will offer 508,588 square feet of Class A+ distribution warehouses with immediate access to Interstate 75, the Florida Turnpike, Palmetto Expressway, and the Gratigny Parkway. Buildings 1 and 2 will each be 71,708 square feet with a 32-foot clear height, 20 loading docks, and two drive-in ramps. Buildings 3 and 4 are 182,586 square feet each with a 32-foot clear height, 48 loading docks, and two drive-in ramps. The rear-load buildings include ESFR (Early Suppression, Fast Response) sprinkler systems, a 180-foot truck court, and build-to-suit office space. Miami Midway Park is between Miami-Dade and Broward counties. This strategic location provides access to 83% of South Florida’s 6.1 million residents within an hour. Plus, the campus has exceptional connectivity to different types of transportation. Just off Interstate 75, Miami Midway Park is 5 miles from Miami Opa Locka Executive Airport, 10 miles from Miami International Aiport, 15 miles from Fort Lauderdale-Hollywood International Airport, 16 miles from the Port of Miami, and 18 miles from the Port of Fort Lauderdale. The western edge of Miami-Dade County encompasses parts of Palm Springs and Hialeah, which are closer to the Interstate 75 corridor and the Turnpike. These highway corridors, which run north to south, connect most of the western suburbs of Miami-Dade and Broward counties, providing easy access to businesses and high-income households in these areas.
Outlying Miami-Dade tends to be a more affordable industrial area, with rents typically below the Miami market average. With a wealth of available land for expansion, the area has seen some development activity and tends to provide newer, more up-to-date warehouse and distribution space for tenants.
Industrial tenants in the area tend to focus within the transportation and public utilities, manufacturing, and wholesale trade industries. Major tenants located here include PODS Enterprises, Pack Rat, and Southeast Food Distribution.
The ongoing growth of Miami in terms of demographics and residential construction will continue to boost demand for industrial space in the area. The limited availability of land for new construction has made existing industrial space here increasingly attractive for both tenants and real estate investors. Positive demographics, resulting in a rise in consumer spending in South Florida has continued to solidify tenant demand in the area, making remaining space increasingly attractive.
